Our expertise lies in real estate! We provide financing options covering up to 100% of your project costs, depending on its nature.

Target Clientele

Financing amount:
  • Minimum: $ 300,000 
  • Maximum: $ 10,000,000
  • Average: $ 400,000 $ to $ 2,500,000
Loan term:
  • 12-month term
  • Repayable at any time without discharge fees, penalties, hidden charges, or surprises
  • Unless there is a pre-established agreement, a minimum of 3 months interest is required for the private loan duration.
  • The private loan is renewable at the end of the 12-month term; however, administrative fees apply
Loan-to-value Ratio:
  • We offer up to 100% of the cost of your project depending on the nature of your investment, your contribution to the project and your borrower profile
Borrower type:
  • Experienced real estate investor
  • Corporation
  • General Partnership
Caution:
  • First mortgage
  • Second rank mortgage
  • Movable hypothec with delivery (pledge)
  • Corporate guarantee, including each shareholder – personal guarantee.
Loan repayment:
  • Monthly payments consist of interest only
  • The principal is repaid at the end of the term or at the end of the project through the sale of the property or obtaining traditional financing
Interest et fees:
  • 15% interest
  • 3.5 % administration fee upon loan approval
  • It is possible to add the administration fee to the loan amount
Approval timeline:
  • 24 to 48 hours from the moment all requested documents are provided
Loan disbursmenent timeline:
  • 3 to 5 days as per the notary's availability
